Why did home prices drop from the spring?
The spring number was the outlier, not the fall number. Only 23 homes sold from April to July.
With so few sales, a handful of bigger homes can pull the median way up. That's what likely happened this spring. Now, with 33 sales, the median is back near $469,000. That's up 0.3% from the older six-month window. In plain terms, values have held steady over the past year. That's good news for owners and a fair deal for buyers.

Are there more homes for sale in Frankford, Hampton and Branchville?
Yes. There are 26 active single-family listings, up from 21 last quarter.
That's a 23.8% jump in just 90 days. In the older six-month window, there were only 10. More listings means buyers can compare a few homes before they decide. It also means sellers have more competition than they did last winter. Sales picked up too, with 33 closings compared with 23 last quarter. That's a 43.5% increase.

Is the Branchville, Frankford and Hampton housing market still a seller's market?
Yes. A seller's market is when there are more buyers than homes for sale.
Months of supply is a simple way to measure it. It shows how long current listings would last at today's sales pace. Under six months usually means a seller's market. These three towns closed about 11 sales a month. With 26 listings, that's about 2.4 months of supply. Homes sold for 100% of list price, down from 102.6% last quarter. On a $450,000 list price, that's the gap between asking and about $11,700 over. The median home sold in 20 days, close to last quarter's 17.
