Sussex County has been my home for many years, and was my family's summer place long before that. I've been a REALTOR® for over 20 years. I help buyers and sellers across Sussex County and nearby Warren, Morris, and Passaic Counties, and beyond.

I do the homework other agents skip

Before I meet a seller, I've already asked the town for the home's permit and inspection records. Open permits, old oil tanks, unpermitted work. I'd rather find it now than have a buyer find it later.

For buyers, I dig into county septic and well records and online permit files before you make an offer. Within 24 hours of your accepted offer, I request the town's full records. I've also served on a municipal Land Use Board, so I know how zoning and town approvals really work. And I know when a "failed" septic test doesn't mean you need a whole new system

I'll tell you the truth, even when it costs me

I once told a client in a divorce buyout that she didn't need me at all. An attorney could handle it and save her money. I'd rather earn your trust than a quick commission. If you're downsizing, I'll walk you through every option, even the ones that let you stay in your home.

I find a way when a deal gets stuck

Not long ago, a buyer was ready to walk away over a few small repairs. I dug in and found the home's solar panels earned state credits worth about $10,000 to him over the next 11 years. He dropped the repair demand. The seller kept her sale. Everybody won. I negotiate with persistence and real numbers, not drama.
