Sparta NJ Housing Market Update: 5 Things to Know This Fall

The Sparta NJ housing market cooled to a $650,000 median price this fall. Listings nearly doubled to 73. Here's what it means for buyers and sellers.

Quick Answer:

The Sparta NJ housing market cooled from a hot spring, but it's still a seller's market. The median single-family sale price was $650,000 from July 6 to Oct 4, 2026. That's down from $710,000 in the 90 days before. Active listings nearly doubled, from 41 to 73 homes. Homes still sold for 101.9% of list price in a median of 20 days.

What is the median home price in Sparta, NJ right now?

The median sale price for a single-family home in Sparta Township is $650,000. That's based on sales closed in the last 90 days.

In the spring, the median hit $710,000. In the older six-month window before that, it was $550,000. So prices came down about 8.5% from spring. But they're still about 18% higher than last fall and winter. For context, the Sussex County median for the same period was $500,000.

Are home prices going down in Sparta?

A little, from a very strong spring. Prices are still well above where they were a year ago.

With only 58 sales that spring, a handful of big lake homes can move the median a lot. Medians in a single town can swing based on which homes happen to sell. That's why it helps to look at more than one window. Over the full year, the trend in Sparta is still up. If you own here, your home has likely gained value since last fall.

Are there more homes for sale in Sparta?

Yes. There are 73 active single-family listings, up from 41 last quarter.

That's a 78% jump in just 90 days. Earlier in the year, Sparta had only 25 homes for sale. Sales picked up too, with 78 closings compared with 58 last quarter. More listings means buyers can compare homes and take a breath. For sellers, it means more competition than you'd have had in the spring.

Is Sparta still a seller's market?

Yes. A seller's market is when there are more buyers than homes for sale.

Under six months of supply usually means a seller's market. Sparta closed 78 sales in 90 days, or about 26 a month. With 73 active listings, that's roughly 2.8 months of supply. Homes sold for 101.9% of list price, down from 102.8%. On a $650,000 list price, that's still about $12,400 over asking.

What should buyers know about Lake Mohawk?

Lake Mohawk is a private lake community, and beach and boardwalk access come with club membership.

The lake is about 3.5 miles long with more than 10 miles of shoreline. It was filled between 1926 and 1928. About 2,700 single-family homes are part of the community. Its clubhouse, boardwalk and White Deer Plaza are on the National Register of Historic Places. If you're buying here, ask about membership, dues and boat slips early, since slips aren't guaranteed.

What does this mean for buyers and sellers in Sparta?

Buyers have more choices. Sellers still do well when they price to today's market.

If you're buying, get pre-approved first so you can move when the right home shows up. Take your time to compare, since you've got almost twice the options you had in May. Many homes outside the town center use well and septic, so plan for those inspections. If you're selling, don't price off a neighbor's spring sale. Homes priced right are still going under contract in about three weeks. Lots of buyers come from Bergen, Essex, and Passaic counties for lake life and more space.
