Vernon Twp NJ Housing Market Update: October 2026
Vernon Twp NJ Housing Market Update: October 2026
Vernon Township is still a seller's market, and it's picking up speed, not slowing down. The median single-family sale price hit $435,500 from July 9 to Oct 7, 2026. That's up 2% from the 90 days before, and up 3.7% from the fall and winter window. Active listings climbed to 72 homes, up 14.3%, so buyers have a bit more to choose from. Homes sold for 101.8% of list price, up from 100.9% last quarter, and the median home sold in just 24 days.
What is the median home price in Vernon Township, NJ right now?
The median sale price for a single-family home is $435,500. That's based on sales closed in the last 90 days.
That's up 2% from the quarter before, when the median was $427,100. Go back further, to the fall and winter window, and the median was $420,000. So prices have climbed steadily all year, about 3.7% since then. Garden State MLS data shows the median list price of sold homes was $417,500. Buyers are paying more than asking, on average, and that gap grew this quarter.

Are there more homes for sale in Vernon Township?
Yes. There are 72 active single-family listings, up from 63 last quarter.
That's a 14.3% jump in 90 days. Back in the fall and winter window, the count sat at just 50. More listings is good news for buyers who've been priced out or outbid. It still isn't a lot of inventory for a township this size, so good homes don't sit long. For sellers, it means a little more competition than earlier this year, but nothing close to a buyer's market.

Is Vernon Township still a seller's market?
Yes, and it's a tight one. A seller's market is when there are more buyers than homes for sale.
Experts often use months of supply to measure this. Under six months of supply usually means a seller's market. Vernon closed 88 sales in 90 days, or about 29 a month. With 72 active listings, that's roughly 2.5 months of supply. That's tighter than it sounds, and it's why well-priced homes keep moving fast.

Are homes in Vernon Township still selling over asking price?
Yes. Homes sold for a median of 101.8% of list price in the last 90 days.
That's up from 100.9% the quarter before, so bidding has picked up, not cooled off. On a $450,000 list price, that's about $8,100 over asking, instead of about $4,100 last quarter. Homes near Mountain Creek and the lake communities tend to draw the most competition. Well-priced homes anywhere in town are still getting more than one offer.

How fast are homes selling in Vernon Township?
The median home sold in 24 days. That's a bit faster than last quarter's 25 days.
Homes are still moving quickly, even with more listings on the market. In the fall and winter window, the median was 30 days. Sales picked up too, with 88 closings compared with 81 last quarter. That's an 8.6% jump in closed sales. Buyers are out there, and they're acting fast when the right home shows up.

What does this mean for buyers and sellers?
Buyers have a few more homes to pick from, but this is still a fast market. Sellers are in a strong spot.
If you're buying, get pre-approved before you start touring, so you can move the day the right home hits. A lot of homes in Vernon, especially around the lake communities, run on well and septic instead of public water and sewer, so budget for those inspections early. If you're selling, price it right from day one and let the location do the talking. Mountain Creek, the lake communities, and the Appalachian Trail give Vernon a year-round outdoor draw that keeps buyers coming back. Many are relocating from Bergen, Essex, and Passaic counties for more space and lower prices without giving up an easy run to the NY border.
